Mold in a commercial building is a liability question as much as a building question. For property managers, for tenants, for facility teams. We are the remediation side of that work. Texas keeps mold assessment and mold remediation separate, so a licensed mold assessor identifies and confirms the problem and writes the protocol. We perform the work that protocol calls for, to standard, with the documentation a commercial owner needs.
The remediation scope
- Remediation to the assessor’s protocol. We execute the removal and cleaning the assessment scopes, by IICRC Certified Mold Remediators.
- Containment. Barriers and negative air so spores are not spread through occupied areas during removal.
- Moisture source repair. Coordinated so the underlying water problem is resolved, not just the visible growth.
- Coordination with the licensed assessor. We work alongside the assessor so the clearance testing at the end is straightforward.
- Reconstruction. Drywall, finishes, and tenant-space repair once the area clears.
Why the roles stay separate
Texas law does not let one firm both assess a mold problem and remediate it, and that separation protects the building owner. The assessor has no stake in the size of the job, and the clearance test at the end is independent. We are the remediation side, and we can recommend licensed assessors we have worked with.
Where it comes up
Tenant turnover when contamination is involved, classroom and dorm remediation, walk-in and storage areas in food service, units and common areas in multi-tenant buildings, and any commercial space where a water event was not dried properly the first time.
Credentials behind the work
Our technicians are IICRC Certified Mold Remediators, and the firm is an IICRC Certified Firm. With an on-staff epidemiologist reviewing remediation protocols, containment is held to a standard built for occupied commercial environments.
